Fulton Market & West Loop

The old meatpacking district is now the densest concentration of restaurants, offices, and retail in the city — and some of the most demanding construction conditions. Much of the building stock is brick-and-timber loft construction, which means build-outs here regularly involve exposed structure, older mechanical and electrical infrastructure that needs real assessment before you price anything, and coordination inside the Fulton-Randolph Market landmark district where exterior and storefront work draws additional review. Restaurant build-outs along Randolph and Fulton mean full commercial kitchen scope — hoods, make-up air, grease interceptors — inside buildings that weren't designed for any of it. We scope that reality up front instead of finding it in a change order.

River North

River North runs on hospitality and street-level retail: restaurants, bars, showrooms, galleries, and the ground floors of high-rise and loft buildings. Building here means working under active residential and office floors, coordinating with building management on freight elevators, loading, and work-hour restrictions, and handling the life-safety and ventilation work that comes with putting a restaurant or bar into an older masonry building. Dense-neighborhood logistics — street access, staging, deliveries — are part of the job, and we plan them into the schedule instead of losing weeks to them.

Gold Coast & Near North

Oak Street, Rush Street, and the surrounding blocks carry some of the highest-end retail and dining in Chicago, plus a deep concentration of medical, dental, and professional offices serving the Near North Side. Finish expectations here are unforgiving — millwork, lighting, storefronts, and flooring get judged by customers who notice. Landlords in this market expect clean insurance, tight schedules, and crews that don't disrupt neighboring tenants. That's the standard we build to, whether it's a boutique fit-out or a medical suite renovation.

Lincoln Park

Lincoln Park's commercial life runs along Armitage, Halsted, Clark, and Lincoln — retail, restaurants, clinics, and offices in buildings that range from vintage storefronts to newer mixed-use construction. This is a neighborhood where we've done documented, permitted work: we completed the change-of-use interior build-out at 1129 W Armitage Ave that converted a former cooking academy into a working allergy clinic, permitted through the City of Chicago (permit #101062623) and delivered through real inspections. Change-of-use projects like that one — where the building's legal use changes and the code requirements change with it — are some of the most demanding permitting work in the city, and we've carried one through start to finish.

Logan Square & Wicker Park

The Milwaukee Avenue corridor through Wicker Park, Bucktown, and Logan Square carries one of the densest concentrations of restaurants, bars, cafes, and independent retail in Chicago. For a general contractor, this territory means vintage storefront buildings with older electrical services, undersized gas and plumbing infrastructure, and party-wall conditions that need real assessment before anyone signs off on a budget. Restaurant and bar build-outs dominate the work here — hoods, make-up air, grease interceptors, and Department of Public Health sign-off inside buildings that have been retrofitted three times over. No — these are the areas where we're most active, but we build commercial interiors throughout the City of Chicago. If your project is in the city, we can build it.

Do you work in the suburbs?

Our focus is the City of Chicago. For projects in the immediate surrounding area, contact us with the location and scope and we'll tell you directly whether it's a fit.

Do you handle City of Chicago permits?

Yes. Permitting through the Chicago Department of Buildings is part of how we run every project, including change-of-use work where the building's legal use changes. We build the permit and inspection timeline into the schedule from day one.

What types of commercial spaces do you build?

Tenant improvements, restaurant build-outs, retail build-outs, medical and dental offices, and office renovations — plus the painting, flooring, drywall, framing, and ceiling work that finishes them. Commercial interiors only; we don't do residential.
